      The Role/Opportunity:

      Kingsley is retained by a highly regarded and hugely successful National Property Company to source an experienced Office Leasing Surveyor/Manager for their Northwest based Asset Management team, who own and manage some very successful and high-profile real estate projects.

      The position requires for the on-site manager to lead on the leasing of both traditional and flexible office space, liaising directly with customers, brokers, agents, and advisors, as well as the in-house Marketing & Operations teams to coordinate sales and customer account management. The role is part of a team delivering a comprehensive, professional property service to traditional & flexible office customers, across a large portfolio.

      There are a range of office products in the client’s portfolio (on-site) including c. 85,000 sq ft of flexible office workspaces across three locations, as well as five office buildings with leasing requirements currently, or in the near future.

      This is an opportunity to join the Asset Management team at an interesting period and to help shape future strategy as the office occupier market further evolves, and whilst your focus will primarily be on the Manchester market, our client also operates on a national and international scale.

      Key Responsibilities:

      • Help to negotiate strong and creative commercial deals with new tenants/customers and assist with renewals with existing tenants/customers.
      • Lead by example in delivering a professional service resulting in customer loyalty and repeat business working closely with internal teams, specifically Operations & Marketing.
      • Develop existing and new direct customer relationships, working across a variety of sectors to identify both common and unique tenant/customer needs.
      • Utilise existing and develop new broker and agent relationships to drive leasing, manage customer referrals and coordinate referral invoices.
      • Apply market and customer insight to develop dynamic leasing strategies and pre-lets on new developments setting the strategy for the marketing team to deliver.
      • Provide detailed market intelligence and analysis to inform decisions, including new lease deal and renewals, plus wider Manchester market knowledge to inform the in-house flexible market scale up strategy.
      • Continue to develop and refine the sales process, pricing models, service levels and lease options to meet customer expectations including delivery of additional income streams such as meeting room and event space bookings.
      • Help to deliver the business plan working closely with the rest of the asset management team and building on existing company relationships.
      • Define on-going future product requirements for flexible offices to inform the development and investment operations at this location to enable further scaling up of the business.
      • Input into strategic direction for future growth plans for the flexible space platform and traditional leasing using market and business intelligence to provide recommendations.

      Key Experience:

      • Experienced in either or both Manchester flexible and traditional leasing market with detailed understanding of market dynamics, together with the broader industry and economic context.
      • Extensive transaction and negotiation experience
      • A wide-ranging network and profile across the industry.
      • Proven ability to build and manage effective relationships with customers and colleagues at all levels, including senior executives.
      • Proven experience within a similar role
      • A keen interest of commercial property asset management
      • High level of numeracy and literacy with the ability to evaluate & communicate your findings
      • High level of IT literacy
      • Proactive and Confident
      • Excellent Communication Skills
      • Able to work within a team and your own initiative
      • Able to handle several tasks simultaneously.
      • Commercially awareness with the ability to identify opportunities.
      • Ability to excel in a team environment and be prepared to go the extra mile.

      Remuneration:

      • A basic salary up to £45,000 per annum (D.O.E.)
      • Bonus of up to 30% of basic salary – O.T.E. circa £60,000 p.a.
