21 Living progresses second Stockport apartment project

The Altrincham-based developer has applied to convert Seaton House to flexible office space and construct a five-storey block containing 40 apartments behind it.

21 Living’s Stockport scheme had been identified via ‘Unlocked’, a placemaking collective that aims to solve the housing crisis through increasing urban centre density, protecting the greenbelt, and prioritising sustainable developments.

Developer 21 Living has also submitted plans for a residential building at Tiviot Dale, also identified via ‘Unlocked’.

The Seaton House plans, designed by Ollier Smurthwaite Architects, will see the building repurposed into 6,000 sq ft of office accommodation.

Behind Seaton House, towards the back of the site, a five-storey residential block will be built.

All the apartments will benefit from a communal landscaped courtyard.

The gross development value of Seaton House is expected to reach £11m.

21 Living acquired Seaton House from One Heritage Group for £600,000.

Luke Powell, managing director at 21 Living, said: “Stockport is a perfect location for us to reinforce our brand and demonstrate our development expertise and craft with designed living space.

“The thriving town has a wealth of the types of redevelopment opportunities we love to take on, and we are confident our presence here will help drive further demand for quality homes, as well as impact positively on its overall regeneration.”

He added: “Seaton House is the next step on the ladder for us. We already have three occupiers lined up for the workspace and we want to be on site with the new build residential as soon as we obtain planning permission.”

Matt Ollier, director at Ollier Smurthwaite Architects, commented: “We’re excited to have the opportunity to retain and restore another one of Stockport’s historic buildings.

“The new residential building to the rear is designed to complement the existing and provide dual aspect living overlooking a lush green courtyard only a short walk from the station and adjoining the old town.”

Paul Butler Associates is the planning consultant on the project.

Civic Engineers and Baker Hollingworth Associates are also involved in the project.

The application is yet to be validated.

Modest, beautiful, a modern interpretation on an old regional classic. What’s not to like? We need more architects to understand that not every building has to be clad in insipid, dated checkerboard cladding.

We need council houses n flats !!!!!!!! Not these apartments to rent through privet landlords no one can afford these high rents that these privet landlords are charging and they seem to up the rents when they want both my kids live in pasha house on Wellington Rd and both are being charged 1200 pm each ,they hardly have enough to feed themselves so much for affordable living ,why work n have nothing ???????

The centre of Stockport is now becoming a private rented housing estate. If locals could even get shared ownership then people would stay and form a local community. Instead people move on and you get a churn of renters who come and go as landlords put up rents. It then becomes a lifeless place where the only people who come who come into Stockport are visitors to drink in the bars and eat in places. But no stable population develops.
