76-storey Nobu tower up for approval in Manchester next week
A high-end restaurant, 160-bed five-star hotel, and 452 luxury branded residences operated by the American hospitality brand will feature within what will be Manchester’s tallest building.
Manchester City Council has recommended the project, branded as Viadux Two, for approval when its planning committee meets next week.
Plans for the scheme were lodged last April. At that time, the project did not feature a hotel, however, Salboy then reworked the plans as talks with Nobu progressed behind the scenes.
It was revealed in March that Nobu, the hospitality brand that is part-owned by two-time Academy Award winner Robert De Niro, would operate the building in its entirety.
Nobu Manchester will feature the business’s third UK hotel as well as the country’s first Nobu branded residences.
Designed by SimpsonHaugh, the skyscraper tops out at 76 storeys and is taller than anything currently built or proposed in the city.
Salboy is developing the tower, which also features a standalone, 100% affordable 23-storey block – the first of its kind in the city.
Ten letters of objection against the project, including from Historic England, have been received along with four letters of support.
Planit is advising on landscape, and Deloitte is the planning consultant. The project manager is Artal. Jameson Acoustics is advising on acoustics. Rounding out the project team are structural engineer Renaissance, building services and sustainability consultant Ridge, transport expert SLR Consulting, facade engineer WSP, daylight and sunlight consultant GIA, ecologist Penny Anderson Associates, archaeology consultant University of Salford, Stephen Levrant: Heritage Architecture, Design Fire Consultants, Brownfield Solutions, and Architectural Aerodynamics.

Enough now don’t we have enough crowds, noise and congestion it would be fine if the council listed to existing residents concerns or worked on current dangerous buildings.

OMG LETS GOOO OK but let’s hope it get approved fingers crossed if it does then this project will change Manchester forever and will be the start of an new era The next new York in Manchester After this have gotten approved, I expect taller towers in Manchester development Like maybe between 50-80 storeys But good to see a tallboy from salboy

‘ Don’t we have enough crowds , noise and congestion’ ?? In a city that’s known for developing as fast as anywhere in Europe that you chose to live in now you want quiet? 😅. I’d try the country side if I were you , there’s loads of it out there and not a 76 story tower in sight if you go far enough.

Money goes to money. The Skyscraper race between Salboy and Renaker,is on. I don’t know how high they can go? As others have said, Manchester needs a signature tower now. Surely there is now the demographic for a something really iconic.

I like the design. I wonder what the ground level will be like. The Deansgate tower cluster is very disappointing in that regard. I think Manchester misses – and most UK cities bar London for that matter – is high quality buildings around the 6-8 storey mark that you see in Europe.

Oh wow, another box tower in greeny blue grey. Probably the apartments will be purchased by overseas investors, hundreds of thousands of pounds for a small characterless box with views of motorways and other towers. Why are we building these things, we’re not New York we’re a post industrial northern city. They’re not pretty and are soulless at street level. Why not build Georgian style townhouses with parks or something classy?

Get it built! Great for the economy, great for skilled construction jobs, great for growth. There will always be people that crawl out from under a rock to insist skyscrapers are evil or it should be a 3 storey council block but I am glad the planners have (provisionally) seen the sense to approve it
