Network Space starts speculative Liverpool scheme
The developer, working with contractor Caddick, has started work on a 23,000 sq ft speculative industrial project on a brownfield site on the edge of the city centre.
Network Space’s development, named Central 23, is on a two-acre brownfield plot on Carruthers Street, off Vauxhall Road. The scheme is being developed speculatively and lies half a mile outside the city centre of Liverpool.
The project includes 23,000 sq ft of warehousing space along with a 1,600 sq ft office. It is being developed by Network Space, but will be handed over to InfraRed Capital Partners on completion; InfraRed acquired the site as part of a wider £93m portfolio deal with Network Space.
Central 23 has also been supported by a grant from the Regional Growth Fund. Construction is expected to complete in spring 2020. The agents are CBRE and DTRE.
Catherine Chilvers, senior development manager at Network Space Developments said: “Provision of industrial warehouse space of this size and quality this close to the city centre is a rarity and it is particularly satisfying to be advancing Central 23 on a brownfield site that has sat vacant for many years.
“Its position on the fringe of the city centre means the development is perfectly placed to appeal to a wide range of businesses who require access into the city and the wider conurbation.”
How will this affect the growth of the city centre. No one will build office in industrial. And how will it affect pumpfields?

There’s ample land between Old Hall Street and Liverpool Waters to connect up the central business district. There’ll be quite a few sheds coming down there!
