Manchester’s Wellington House fully let
Elizabeth School of London has signed a 10-year lease for more than half of the six-storey office building overlooking Piccadilly Gardens.
Elizabeth School is an English-language teaching facility with locations in London, Leeds and Birmingham. Wellington House will be the school’s first Manchester campus, with Elizabeth School taking on a total of 11,919 sq ft across the building’s second, third and fourth floors.
Wellington House boasts 21,130 sq ft of office space. Its basement, ground and other upper floors are already occupied by various tenants, including Admiral Casinos and Tracsis PLC. Elizabeth School’s lease takes the property to fully let status.
Edwards & Co represented the owner of Wellington House on the deal. According to HM Land Registry, Trafalgar Leisure acquired the freehold of Wellington House in 2017 for £5.5m.
Oliver Woodall, associate director at Edwards & Co, said: “After a lengthy search, we were delighted to conclude the deal to Elizabeth School of London for their first Manchester campus.
“As one of the largest office deals so far in 2022, this is a real show of confidence for the Manchester office market going forward as we head into the remainder of the year.”
Elizabeth School was unrepresented on the deal.
