Consultation opens on first Trafford Waters resi plot
Following approval this month for remediation and infrastructure works on Peel L&P’s £1bn masterplan site, Trafford Housing Trust has aired plans for 83 homes.
Trafford Council consented the remediation and infrastructure plan earlier in October, opening the door for 3,000 homes and 930,000 sq ft of employment space.
Now, local residents and stakeholders are being invited to give their views on plans for a housing development on Redclyffe Road.
Trafford Housing Trust, part of L&Q, wants to build 83 apartments on the Trafford side of the Manchester Ship Canal within TraffordCity, next to The Trafford Centre and Trafford Leisure Village.
Subject to Homes England funding, THT intends to deliver one and two-bedroom homes under shared ownership. The two-building scheme is designed by IBI.
The wider Trafford Waters development will include a primary school and 20 acres of open spaces.
THT’s public consultation is taking place virtually and is now open. It will run until 6 November.
Ben Townsend, new business director at THT, said: “This is a great opportunity for people to see and comment on our plans prior to a planning application later this year.
“We’re working with Peel L&P as part of their wider vision to create a sustainable mixed-use community including high quality homes, retail and leisure, offices, a primary school, community facilities, green space and public realm.
“Greater Manchester and the North West have a real need for affordable housing, and this development is another good example of what we are doing to help tackle the current housing crisis.”
Work has now started on the first phase of infrastructure, which will enable an initial 350 homes, including THT’s affordable housing development.
James Whittaker, Peel L&P’s executive director for development, said: “Part of our vision to create a new sustainable community at Trafford Waters is to provide homes that suit a range of needs and we are pleased to be working with THT to help deliver much-needed affordable housing at this site.
“We have started infrastructure works with new roads, pedestrian and cycle routes together with large areas of public realm assisted via a match-funded grant from Homes England to enable the delivery of over 350 homes from the first few phases of housing to be developed.”

Who would want to live there? Noise, poor air quality, congestion. This cannot be good location for respiratory health? Would a responsible landlord really seek to house residents in such a poor environment? There is a need for affordable housing – but in the right locations.

Really disappointing to see that there are no houses to be built whatsoever, just flats. If there is going to be a school then you presume there will be children but what families will want to bring up children in a 1 or 2 bed flat? Don’t be so greedy in trying to get as many flats in as possible, whether it’s the shard ownership ones or the more expensive ones that will be built in future, build houses with gardens instead! We don’t need Trafford Waters to look like Salford Quays either – barely a sunny spot to be seen what with the shadows of all the high rise buildings!

Why shared ownership? people want social housing and your pushing them out of the towns. Mass building being sold to foreign investors. which should be stopped.
