Plans lodged for Knowsley industrial park
The Derwent Group has submitted a planning application for the redevelopment of a former biscuit factory at Huyton Trade Park off Wilson Road.
RGP Architects drew up the plans for the project, which would provide 24 units, totalling 62,000 sq ft of flexible industrial space. Units would range from 1,200 sq ft to 7,500 sq ft in size.
Two multi-let employment buildings would be demolished and cleared from the 4.5-acre site to make way for the new industrial park. The biscuit factory was closed down in 1983.
The proposed units would have large loading doors and six-metre eaves.
The scheme would provide 177 parking spaces, including cycle and accessible spaces.
Work is planned to start on site this summer, subject to planning approval.
Andy McCormack, senior asset manager at the Derwent Group, said: “Huyton benefits from excellent connectivity, located only a few minutes from Tarbock junction, which links the M62 and M57 motorways.
“The scheme would provide much needed modern industrial space in this sought-after location to meet the pent-up demand of local and national occupiers.”
The Derwent Group predicts that the scheme would provide 150 jobs for the local area.
McCormack added: “We have worked closely with Knowsley Council to create a scheme that will enhance the area as well as provide a vital boost to the local economy with a projected impact of about £5.8 million per annum and significant job creation.”
The developer is working on behalf of The Albert Gubay Charitable Foundation, which funds projects run by registered charities in England, Wales, Isle of Man, and Republic of Ireland. The charity’s property portfolio currently comprises three million sq ft of office, industrial, leisure, and retail space.
Knowsley Council’s reference number for the application is 22/00662/FUL.

The former Huntley and Palmers site certainly needs upgrading ,so this scheme should ensure a brighter future as it will be very attractive to firms looking for excellent transport links whether by road or the nearby airport.
If the M57/Knowsley Expressway was extended to somewhere nearer the airport then all the better.

*Huyton Business Park (for most Knowsley Industrial Park, now Knowsley Business Park is further north up towards Kirkby).
This will be a great investment into Huyton Business Park and yet another sign of the strength of this location and confidence to invest. A very supportive and pro-active local council being a key ingredient. The levels of investment into Knowsley over the last 5 years has been quite staggering.
