Approval for 112 Carlisle homes, 101 more rejected

Cumberland Council’s planning committee decided on two sizeable applications for residential developments in the city this week.

Scotby approval

Housebuilder Story Homes was successful in gaining consent for 112 homes on land south of the A69 in Scotby, Carlisle.

Work on the development at the 12-acre agricultural site is set to begin early next year.

This will see a range of two- to five-bedroom properties built, 33 which will be classed as affordable and tailored to meet the requirements of eligible occupants with a connection to the Scotby area.

It was confirmed Story will make a number of community contributions of more than £358,000 in line with the Section 106 agreement requirements for the scheme.

These include contributions towards open space, sports and recreation, additional primary school places, plus highways and travel improvements.

Speaking after the meeting, David Hayward, land manager for Story Homes in Cumbria and Scotland, said: “Our scheme has been carefully designed to provide an appropriate extension to the village of Scotby and will deliver a range of two to five-bedroom modern, family homes centred around flexible living.

“The scheme will also provide a number of benefits to the local community, such as the provision of 33 much needed new affordable homes for local people with differing requirements, attractive street scenes, biodiversity gains and areas of new open space.

“We look forward to works beginning on site for this exciting new development.”

On the project team for this development are Urban Green, Bombus Ecology, Orion Heritage, SUMO, Travel Plan Services, SAJ, Acoustic Engineering, and ID Geo Environmental.

Stanwix rejection

At the same meeting, Cumberland Council’s planning committee rejected plans from Partner Construction for 101 homes on land east of Lansdowne Close in the Stanwix area of Carlisle.

Proposals were for a mix of two-, three-, and four-bed properties on an 18.5-acre agricultural site.

The plans were rejected due to concerns the development would have an adverse impact on trees, some of which are covered by a Tree Preservation Order, and because of the potential wastewater it might generate in the River Eden Special Area of Conservation.

On the project team for this proposal were Spawforths, Bowman Riley, Lanpro Services, WYAS, Brooks Ecological, Wardell Armstrong, RWO, Shadbolt Group, I Transport Planning, and Devvia Property Consultancy.
