ECF outlines phasing for £250m Stockport 8

Up to 470 homes could be delivered in the initial phase of the 10-year regeneration project, which is due to start on site in January 2026.

ECF, appointed to lead the £250m Stockport 8 project last year, has submitted early-stage plans with the local council that provide fresh detail on the individual phases.

As well as up to 470 homes, the first phase would feature up to 9,500 sq ft of commercial space. The 3.4-acre phase one plot comprises the existing Stagecoach depot off Daw Bank and Viaduct Street.

Work is due to start on this phase in early 2026 and complete in June 2028, according to an EIA Scoping report prepared by Deloitte.

Phase two could see up to 454 homes delivered as well as 3,200 sq ft of commercial space on 3.3 acres immediately west of phase one. This part of the project is scheduled to begin in January 2029 and complete in June 2031.

The final phase will see 2.5 acres north of the depot redeveloped into around 398 homes and 3,000 sq ft of commercial space.

All being well, ECF expects the third and final phase to start in January 2032 and complete in June 2034.

Stockport 8 intends to extend the town centre westwards by redeveloping council-owned land on either side of King Street West and next to the railway viaduct.

Schemes already being delivered nearby include Capital&Centric’s Weir Mill and the recently completed redevelopment of the town’s bus station, which features a new transport interchange and a 196-home BTR development.

The team behind Stockport 8 will launch its second consultation on the proposals later this week. Residents will be able to have their say online or at in-person drop-in events.
