Practical completion for first Trafford Waters homes

Contractor Rowlinson and health provider Montpelier Estates’ 85-bed care home has reached practical completion at the canal-side Peel Waters development.

Tanglewood will operate the elderly living facility, which features a library, an on-site hair salon, a cinema, a public-facing bistro café, and private gardens, and focuses on social, supportive living.

Work began on the first round of homes at the TraffordCity site in September 2023.

Nearby, L&Q’s under-construction affordable development, designed by Arcadis, and X1 Developments’ soon-to-start residential scheme, designed by Leach Rhodes Walker, form part of the 376 residential properties to be built at the £1bn Trafford Waters in Dumplington.

Peel Water’s wider Trafford Waters project focuses on 55 acres between the Trafford Centre and Manchester Ship Canal. Overall, the scheme could create 3,000 homes, more than 100,000 sq ft of amenity space, and 850,000 sq ft of offices.

Since Peel Waters received outline planning permission for the district that sits off the Manchester Ship Canal, the developer has completed the £8m phase one infrastructure work, providing access via Trafford Way, and includes active travel routes.
