AEW UK plots 200,000 sq ft Liverpool industrial 

The fund wants to knock down a series of buildings at the former HP Chemie Pelzer site in Speke and deliver a modern replacement unit. 

AEW UK Core Property Fund is working with SDA Architects and planning consultant Avison Young on plans for a 200,000 sq ft industrial unit on the 9.5-acre site. 

Approval for the demolition of the existing complex, located close to John Lennon Airport off Speke Hall Avenue, was granted in January.  

The HP Chemie Pelzer site, previously used for the manufacture of car parts, has been vacant since 2019 when the company relocated to the West Midlands. 

AEW UK plans to bring the site up to “recognised institutional standards”, according to planning documents. 

The proposals, which feature around 19,000 sq ft of office space, would be around 50,000 sq ft larger than the existing facility. 

AEW UK Core Property Fund was established in 2012 and has a total value of £325.4m. 

The Speke site has been part of AEW UK’s portfolio since March 2013. 

Other North West assets include 54,000 sq ft of retail and office space on Liverpool’s Bold Street and the 93,500 sq ft Lea Green Industrial Estate in St Helens.

The Freeport ( also includes JLA) seems to be bringing lots of investment to the city region

The Freeport’s idea needs to be extended to cover vast swathes of the country and tax breaks should be extended to cover all sorts of investment and employment costs
