Aviva cracks on with Westminster House revamp
Aviva Investors is to start work on the refurbishment of the 161,000 sq ft block at 11 Portland Street, central Manchester, and has appointed Styles & Wood to deliver the £17.7m project.
The 69-week project will include the complete refurbishment of the fabric and finishes together with mechanical and electrical upgrades on a phased basis, allowing the ongoing use of the building by an existing tenant, Lloyds Bank, during the refurbishment.
The scheme was designed by BDP, WSP and Chapman BDSP and gained planning permission earlier this year.
Completion is due in November 2016. On completion there will be of the project, Aviva Investors will be seeking tenants for circa 96,600 sq ft of net lettable space.
Letting agents are Savills and Cushman & Wakefield.
The floor plates are very odd in this building. They are U-shaped, meaning it is quite a long and convoluted walk from one side of the building to the other which is not ideal for collaborative working. They should do something creative with the massive open space at the back (within the U) but I don’t think they are planning to do much other than add some parking spaces.
