Barnfield begins 90,000 sq ft Carnforth commercial
Cadent, Howdens, Screwfix, and Linneaus have all signed pre-lets on units at the Kellet Road scheme.
Barnfield Construction has begun building the 90,000 sq ft development, which was granted planning permission in 2019 and is located off Junction 35 of the M6.
Barnfield acquired the five-acre site in December 2020 and since then, four of the six units have been claimed. Howdens took 8,000 sq ft, Screwfix signed for 6,000 sq ft, Cadent snapped up a 12,500 sq ft unit, and Linnaeus inked a deal for 15,000 sq ft.
Two units totalling 37,500 sq ft are still up for grabs.
Tracy Clavell-Bate, head of developments and acquisitions at Barnfield, said: “To have secured four occupiers off plan clearly demonstrates the quality of the development and the demand for industrial space in Carnforth.
“The site is connected to and highly visible from the main motorway network, an ideal location for local companies looking to benefit from immediate motorway access whilst still being in close proximity to Carnforth, Morecambe and Lancaster.”
Barnfield is no stranger to Carnforth, having already delivered 150,000 sq ft of industrial space at the nearby Carnforth Business Park.
The Kellet Road development will be a phased completion commencing with the units for Howdens and Screwfix in Q3 2024.
Retained agents for the scheme are Brendan O’Herlihy at Preston O’Herlihy together with Ruth Leighton at JLL.
