Barnfield eyes June start for £11m Burnley industrial

Advance Point Business Park will sit on nearly nine acres of greenfield off Rossendale Road and offer future tenants 20 industrial units totalling 103,800 sq ft.

Nelson-based Barnfield Construction secured planning permission for the industrial park from Burnley Council in January. The contractor aims to start work on the site in June.

In addition to the industrial units, which each have roller shutter access, the approved plans include 160 car parking spaces.

Blackburn-based architect Campbell Driver Partnership designed Advance Point to achieve a Very Good BREEAM rating.

Tracy Clavell-Bate is head of development at Barnfield Group, which also includes Barnfield Developments and Barnfield Home. Clavell-Bate said she was “delighted” that construction could begin on Advance Point this summer.

“Just a stone’s throw away from Rossendale Road Industrial Estate, Advance Point is an attractive location for supply chain partners within the area and the units are designed with these growing businesses in mind,” she said.

Trevor Dawson is the agent for Advance Point Business Park, and is charged with selling and leasing the industrial units.

Michael Cavannagh, director of Trevor Dawson, was optimistic the units would be in demand.

“Demand for industrial premises remains strong and given the location and quality of scheme we are confident that there will be a high level of interest as the scheme progresses,” he said.

“Indeed we already have an extensive waiting list for the scheme when prices and timescales are released.”

Connollys was the planning consultant for Advance Point Business Park. SBL was the BREEAM Assessor.

PWA conducted the geo-environmental investigation, including coal mining and ground gas risk assessments. Betts Hydro was the flood risk consultant, while Topping Engineers was charged with drainage strategy.

Bowland Ecology was the ecological consultant. Mode was the project’s transport expert.

The planning application reference number for the project is FUL/2022/0259 on Burnley’s planning portal.
