Battle for prime Wilmslow site begins
Legat Owen has been appointed by the Police and Crime Commissioner for Cheshire to sell Wilmslow Police Station for redevelopment.
No asking price has been attached to the site given the broad range of redevelopment options on the table, according to the agent.
Located off Beech Lane, the 1.4-acre site is recognised in the Wilmslow Neighbourhood Plan as being suitable for a “high-density residential development comprising a mix of starter homes, affordable housing and homes appropriate for those wishing to downsize”.
The plan adds that the plot is “highly visible” and situated on an important gateway to the town overlooking Little Lindow Green.
At present, the site is occupied by a 6,000 sq ft police station that is largely underused.
Any future plans must include the creation of a smaller, modern police station. If the site is sold in its entirety the onus would be on the purchaser to deliver the police station as a condition of the sale.
However, the commissioner’s preferred option would be to dispose of the majority of the site and retain an area for a smaller new-build police station.
Will Rees, director at Legat Owen, said: “This is an extremely rare opportunity to acquire a prime site in one of the most sought-after locations in the North West.
“The housing market in this area is experiencing high demand and competition for this site is likely to be fierce. The site lends is able to accommodate a range of uses including residential, apartment, care home or retirement and we would welcome interested parties to come forward as soon as possible.”
Informal tenders should be submitted by 5.00 pm on 18 March.
Now, if they were to relocate the fire station it would be worth even more as prime real estate. Having been based nearby, I wouldn’t want to live here!

We use to have smaller Police Stations in most areas in every Town across Britain and what did they do….They were got rid of a much bigger Police Stations were built and now it looks like they want to downsize them? Sometimes I really think that those in driving seat really do not think things through in the name of progress I have seen things over the years drastically decline! I many many years ago people had far more intelligence common sense and logic than they do today, we have idiots deciding for the whole what is best and most of the time over the last 20 years or so they have made things worse or wasted Billions! When are we going to put the best of the best people in these important positions that will bring the best of the best ideas for the benefit of the whole country? Instead of tick boxing clueless inept idiots into these roles because it’s the woke and PC thing to do! I know wonder Britain and other Western countries are a mess! Progress? Do me a favour lol

Seriously? What a waste of ratepayers money. It’s hardly been there anytime. When they built it the Macclesfield station was closed. So it was never really needed. It was land owned by the wilmslow Urban District Council. So should not be sold off as doesn’t owe anyone anything… Should be used for low cost local authority housing to ease the housing crisis and inject some diversity into Wilmslow…
