Bridge fills 6,800 sq ft Birchwood gap

Glen Dimplex Home Appliances has signed a five-year lease on part of the first floor at the landlord’s Element office building.

Glen Dimplex, which provides heating and cooling solutions, has signed for 6,800 sq ft in Bridge Properties’ building, relocating from Runcorn.

Following the deal, there is 23,000 sq ft available within the building at a quoting rent of £21/sq ft. Earlier this year consulting and engineering services firm RPS signed a 10-year lease on 6,400 sq ft at Element.

Bridge Properties acquired the 40,000 sq ft Birchwood office building from Kames Capital in 2021 before refurbishing it.

Savills and Canning O’Neill are the retained agents on the building.

Daniel Barnes, director of office agency at Savills said: “Element has been completely remodelled, raising the bar for office accommodation not only in Birchwood, but the whole of the out-of-town office market.

“The on-site amenity is excellent which has resulted in us securing substantial occupiers such as Glen Dimplex Home Appliances. The scheme is well-connected and well-placed for a number of businesses being minutes away from the wider road network”.
