Bruntwood SciTech in talks to snap up Manchester’s Pinnacle

The 27,000 sq ft King Street building offers Grade A office space across 11 floors.

Place North West understands Bruntwood SciTech is working towards a deal to purchase the building, which is owned by ReAssure, a branch of Legal and General IM.

The Pinnacle offers floors of 2,600 sq ft in a prime city centre location. It features fully fitted floors with 30 desks, breakout space, meeting rooms, and basement car parking.

According to the Land Registry, the last price stated to have been paid for the building was just shy of £10m in November 2009.

A move for the building would make sense for Bruntwood SciTech with the developer currently undertaking a £25m revamp of Pall Mall next door.

Other current Bruntwood SciTech Manchester projects include No3 Circle Square, Citylabs 4.0, and Greenheys. Bruntwood SciTech has a target of achieving a £5bn portfolio by 2032.

Bruntwood SciTech is a consortium made up of Bruntwood, Legal & General, and Greater Manchester Pension Fund.

Joint agents for The Pinnacle are Sixteen Real Estate and Savills.

Place North West has reached out to both Bruntwood SciTech and Legal and General IM, with Bruntwood ScitTech declining to comment.
