Bruntwood Works sells Burlington House for £5.8m

Tracey Investments has acquired the 65,000 sq ft Crosby office, a deal reflecting a net initial yield of around 9.5%.

Burlington House, which Bruntwood has owned for 35 years, is located off Crosby Road North.

The building is let to 36 tenants, including Alder Hey Children’s NHS Foundation Trust, which occupies just over 7,000 sq ft.

Synexus, a company which specialises in the running of clinical trials, occupies 6,700 sq ft.

Together, Synexus and the NHS trust account for 20% of the rental income generated at Burlington House.

Carrick Real Estate and CBRE marketed the property for sale.

Property consultancy Inglis Howie advised Tracey on the £5.8m purchase of Burlington House from Bruntwood Works.

Bruntwood’s other Liverpool assets include the Plaza on Old Hall Street and Cotton Exchange on Bixteth Street.

“Creating thriving places and communities is something we’re passionate about and, after more than 35 years under Bruntwood stewardship growing occupancy levels and building a community, we now feel it’s time for us to hand Burlington House to its next owner,” said Colin Forshaw, Liverpool regional director for Bruntwood Works.

“We are confident that Burlington House will continue to prove an attractive proposition for those small and medium-sized businesses across Liverpool that are looking to take the next step on their growth journey. We plan to continue to invest in our workspaces across Liverpool that encourage collaboration and help to create thriving cities.”
