Enabling works begin for Warrington resi

More than 400 homes will be delivered in the first phase of development at Peel Hall, by a partnership between Vistry Group and affordable housing provider Torus.

Peel Hall as a whole will provide up to 1,200 homes in total. The first phase will deliver 404 homes, with 236 of them – 58% – being affordable housing, split between affordable rent and shared ownership.

Market homes will be sold by the Linden Homes and Bovis Homes brands, part of Vistry Group.

The wider 170-acre site was approved at Secretary of State level in 2021, with reserved matters approval granted last summer for the development of this initial 27-acre tranche.

Alongside the homes, this phase will introduce community amenities, including new changing facilities to replace the existing Radley Common Community Centre for those using the football pitches that are part of the plan.

Multiple play areas, allotments, and a footpath network will also be created, with £1.3m invested into local transport. Road improvements are also baked into the project.

Gemma Hardy, managing director of Vistry Merseyside & Cheshire West, said: “Peel Hall is a transformational development that will provide hundreds of mixed-tenure homes, extensive community facilities and services, and acres of new green open space.

“By working in partnership with Torus we can deliver a significant number of affordable homes, giving local people genuine opportunities to own or rent a quality new home.

“Furthermore, the construction of the site will make a significant contribution to the local economy through job creation and spend with the supply chain, and we’re delighted that work to phase one is now underway.”

Managing director of Torus Developments, Chris Bowen, added: “This is one of the largest affordable housing projects in the North West and will provide high-quality new homes for affordable rent and low cost ownership which will help people get a foot on the property ladder.

“It is a great project for north Warrington where demand for affordable housing far outweighs supply.

“A scheme of this scale will also have a positive impact on the wider, adjoining estates and neighbourhoods through the creation of new homes and investment in local employment, skills and suppliers.”
