Essity signs for 297,500 sq ft in Bolton
Leaving Horwich behind in favour of Westhoughton, the Swedish company has taken the entirety of Barings’ Bolton 280 on a 10-year lease.
Essity specialises in the manufacture of hygiene and health products. It has six facilities in the UK, including one at Trafford Park and another at Ramsbottom’s Stubbins Mill.
Essity’s move to Bolton 280 comes after the owner of its previous location, Arrow Capital and Cerberus, lodged plans to redevelop the 17-acre site.
Avison Young director James Goode represented Essity on the deal with Bolton 280-owner Barings. He said that Essity “continues to make significant investment in the region and wanted a high-quality logistics building to help support its growing sales operation”.
He added: “I was delighted to secure this significant building for Essity within constrained operational timescales. “
Bolton 280 was built by Panattoni in 2021. Situated just a mile from Junction 6 of the M61 at the Wingates Industrial Estate, Bolton 280 includes 280,700 sq ft of warehouse space and 16,800 sq ft of offices.
Knight Frank industrial partner Sam Royle, who represented Barings on the deal, described Bolton280 as being “in a prime position to access the consumer and industrial markets of Greater Manchester and the North West”.
He continued: “We are seeing more inquiries from companies looking for high-quality existing stock that can facilitate growth or deliver better sustainability credentials.
“The M61 is a popular choice for occupiers connecting to the M6, M60, and M62 motorways and benefitting from an established location and suitable labour.”
