Great Places’ £11m Bolton housing plans permitted

Bolton Council has paved the way for the construction of 43 affordable homes for rent on 3.7 acres off Roxalina Street.

The site is currently owned by Bolton Council, but subject to a favourable planning decision, ownership will transfer to the applicant, Great Places Housing Group.

Designed by Bowker Salder Architecture, the scheme would offer an affordable mix of nine two-bed, 12 three-bed, and 12 four-bed homes.

In addition, six one-bed and four two-bed ‘cottage style’ flats will be built. 67 car parking spaces will accompany the buildings.

Each home will have a small plant room to accommodate necessary mechanical and electrical equipment, which will be installed to improve efficiency and sustainability.

The equipment will include hot water cylinders linked to air source heat pumps and mechanical ventilation with heat recovery units.

Across the site, there will be 0.6 acres of green public open space.

Great Places’ in-house construction arm, Terra Nova Developments, will build the scheme with an emphasis on using a timber framing system.

Currently, the site is in recreational use but is poorly maintained and has been a source of antisocial behaviour, including the use of powered bikes.

The development will rely on £3.8m of public funding from Homes England and the Greater Manchester Combined Authority to make it viable.

The developer will be required to contribute a total of £269,000 towards primary and secondary education provision in the area.

Those contributing expertise to the scheme include Pell Frischmann, LK Group, Rachel Hacking Ecology, Saville Landscape Design, Azymuth Acoustics UK, and Energy Council.

If the taxpayer is funding it why don’t we own it? Why not just build social housing directly instead of giving away £4m to a private company? Could get a return for decades.

And average cost of £256,000 pair dwelling, and does this include the cost of the land that Bolton Council provide? It doesn’t seem like cost effective social housing to me.
And we are seeing more and more 4 bedroom and above social houses built and rented out at the tax payers expenses.

67 car parking spaces for 42 homes is laughable. A clear expression that the council prioritises housing CARS over housing humans. How many more homes could they have fit in the space they’ve wasted on providing car parking spaces. And if this is a location where people need cars to get around because there’s no transit available then why are we building homes here at all? 1970s short-sighted, car-centric, stuck-in-the-past urban planning – get in the bin.
