Great Places puts plans forward for 43 Bolton homes

Permission is being sought from Bolton Council for the £11m development of 33 houses and 10 apartments off Belford Drive in Great Lever.

All the homes would be available at affordable rent.

Bowker Salder Architecture drew up the plans and the project is funded by Great Places Housing Group, with additional grant funding from Homes England and the Greater Manchester Combined Authority’s Brownfield Housing Fund.

The project has been developed in consultation with Bolton Community Homes.

The development would see nine two-bed, 12 three-bed, and 12 four-bed houses constructed.

In addition, six single-bed flats and four two-bed ‘cottage style’ apartments would be on offer, according to plans.

Terra Nova Developments, Great Places’ in-house construction company, would build the project using a timber framing system. The Off-Site Homes Alliance will advise the contractor.

Strides have been taken to ensure the homes are low-carbon, such as reducing thermal bridging to prevent heat loss, the use of air source heat pumps, and the use of enhanced building fabric to improve energy performance and lower average bills for residents.

Nick Gornall, director of development at Great Places, said: “Our plans will provide a mix of housing types addressing a range of affordable housing needs in Great Lever.

“We have worked closely with our partners Bolton Community Homes to ensure that the design integrates seamlessly into the existing neighbourhood, incorporating low-carbon features.

He added: “With support from Homes England, and the GMCA’s Brownfield Housing Fund, we’re committed to transforming this complex brownfield site into much-needed high-quality affordable homes that will have a positive impact in the future.”

The project’s team includes Arcus, Saville Landscape Design, Hydro International, Rachel Hacking Ecology, Azymuth Acoustics UK, Mulberry TMC, LK Group, and Pell Frischmann.
