HBD’s £37m Lancs industrial approved
With eyes on starting construction in the second half of 2025, the Henry Boot company has received a green light for its plans to build a 245,000 sq ft warehouse at the West Pimbo Industrial Estate in Skelmersdale.
West Lancashire Council signed off HBD’s plans for TWO45, as it will be known, a little over a week ago. The project has a gross development value of £37m, according to HBD.
TWO45 has been designed by Pozzoni Architecture and includes 15,000 sq ft of offices. It has a target BREEAM rating of Excellent and EPC A.
TWO45 will also benefit from being close to the M58 and M6.
“Grade A industrial and logistics space remains constrained in prime locations, so it’s positive to be able to bring TWO45 forward,” said HBD managing director Ed Hutchinson.
“We have seen strong interest from occupiers, particularly given its ESG credentials, and look forward to starting on site next year.”
In order to make way for TWO45, HBD will need to demolish the Allied Business Centre that currently occupies the 10-acre site. The 150,000 business centre was described as “outdated and underutilised” by the scheme’s planner Pinnacle Planning. HBD had purchased it in 2021 for £4.75m.

In addition to Pozzoni and Pinnacle, the project team includes TPM Landscape, ModeTransport Planning, Crookes Walker Consulting, Tyler Grange, Redmore Environmental, and Sandy Brown.
Elsewhere in the North West, HBD has partnered with Barnfield Group to deliver the 800,000 sq ft industrial and logistics APTUS estate in Preston. Shifting away from industrial, HBD’s Island office in Manchester is due to complete later this year, having already secured Virgin Media O2 as a tenant.
