Huntsmere secures approval for Cheshire mansions

Developer Huntsmere has been given planning consent for five mansions across three sites in Hale Barns, Prestbury, and Wilmslow, bringing its pipeline to £70m for the next two years.

The first site on Chapel Lane in Hale Barns includes two mansions of 5,000 sq ft and 6,000 sq ft, while on Scott Road in Prestbury, permission has also been given for two homes, one of 3,000 sq ft and another of 2,500 sq ft.

The houses in Prestbury have an asking price of between £1.3m and £1.2m.

Planning approval has also been secured on behalf of a private client for a 12,000 sq ft mansion on Macclesfield Road, Wilmslow.

The homes have been designed by Huntsmere’s sister company Hunter & Belle, and will be delivered by the developer’s construction arm, Huntsmere Construction.

To date Huntsmere has delivered more than £150m of luxury homes, primarily in Alderley Edge, where the developer has built houses worth £80m in total. Other homes have been built across Hale, Prestbury, and Wilmslow.

Director of Huntsmere Chris Oakes said the company would be looking at building more speculative “mini-mansions” with an asking price of between £1m and £3m.

“Changes to stamp duty led us to re-think our strategy on speculative build projects last year,” he said.

“We shall continue to build super mansions for clients, but on a private commission basis rather than speculatively.

“As a privately-owned company we are able to be flexible and adapt swiftly to changing market conditions. This is great news as we are now hitting a wider audience, with more buyers being able to afford a Huntsmere property.”
