Liverpool approves Anfield retail, Speke industrial

Kopites could indulge in a pre-match Greggs in the near future now that Priority Spaces has planning permission for its mini-retail park off Walton Breck Road.

Meanwhile, AEW UK Core Property Fund secured unanimous approval for its 200,000 sq ft warehouse and office on the former HP Chemie Pelzer factory site.

Both decisions were made at Liverpool City Council’s planning committee meeting on Tuesday.

Anfield retail

The committee voted to approve Priority Space’s application for nine commercial units totalling 15,200 sq ft. The mixture of shops, beauty services, restaurants, and takeaways will be built on land between Venmore Street and Walton Breck Road, just opposite Liverpool Football Club’s Anfield Stadium.

Greggs is listed as a potential occupier for a 1,022 sq ft unit, according to a retail impact assessment by chartered town planner Alyn Nicholls.

The same assessment also lists other potential occupiers as Co-operative Convenience Store, Heron Frozen Foods Store, Subway Sandwich Shop, Papa John’s Pizza, Mother Hubbard Fish & Chip Restaurant, and a beauty parlour with a tanning studio.

While the shops and restaurants would front Walton Breck Road, parking would be located at the rear of the development and accessed from Venmore Street. The plans submitted by planning consultant Spawforths include spaces for 33 cars, including four accessible.

Willaim Saunders designed the scheme and provided engineering services.

Construction on the project is set to begin in September, with Priority Space aiming for a July 2024 completion date.

Director of Priority Space Adam Richardson said: “We’re proud to be delivering these new retail units to Anfield, as they form one small part of a much wider new vision to transform the urban landscape around the football ground.

“High Street renewal is identified as a key priority in this scheme and we look forward to seeing these new shops play a key role in providing improved community facilities for local residents and football fans alike.”

AEW UK Core Property Fund found success at Liverpool City Council’s planning committee meeting for its 200,000 sq ft industrial and office building.

Designed by SDA Architects, the building will have more than 180,000 sq ft of warehouse space and 19,100 sq ft of offices. The offices will be built over three floors. The complex would also have a gatehouse and a transformer room.

The proposals, submitted by Avison Young, also include 179 car parking spaces, of which 16 will be designated as disabled and 41 will have electric vehicle charging capability. There will also be 40 spaces for cycle storage and 10 spaces for motorcycles.

The scheme includes 20 loading docks, nine van bays, and 34 trailer parking spaces.

The project will be built on nearly 10 acres off Speke Hall Avenue. The site is the former home of the HP Chemie Pelzer car part factory, which has been vacant since the company relocated to the West Midlands in 2019. The factory will be demolished to make way for the new-build facility.

Disappointing that they are the 2 highlights of the planning meeting surely they could be passed automatically.
Nevertheless the Anfield proposals are long overdue but there’s plenty of room for more housing in that area but none of your suburban front and back garden type garbage please.

While it’s great there are redevelopments happening in the area, heron frozen foods is a bit basic. Could we at least get good quality food shops to rent.
