L&Q scales back Altrincham resi
A revised proposal has been lodged with Trafford Council for the redevelopment of Albert, Chapel, and Lloyds Courts on New Street in the town centre.
The housing association has opted to reduce the number of homes planned from 104 to 88 after consultation with the authority, neighbours, and the wider community.
Designed by Project 3 Architects, L&Q says the revision shows a design approach that better meets the needs of the area, allowing for more open and green space.
The proposed housing mix now features 64 one- and two-bedroom apartments within two, four-, and five-storey blocks. The remaining 24 homes will be two to three-storey, three-bedroom family homes.
All homes will be accessible and adaptable, with 40% to be classed as affordable. Every house will have a front and rear garden, and every apartment will have a private balcony.
Other aspects of the redesign include landscaping to create a large area of green open space, as well as increasing the size of the ‘New Street Green’ spot, to free up even more green space, an increase on the previous plans.
Recreation space and pedestrian links feature throughout the site with the proposals aiming to deliver a 22% biodiversity net gain.

“These proposals offer an opportunity to regenerate an ageing site, creating quality new and affordable homes within an attractive place the whole community can enjoy.
“They sit alongside our Gallant House apartment block on Regent Road, completed in 2023, which has provided new homes for former New Street residents.”
The planning consultant on the scheme is Avison Young.

Hopefully the public realm and planting will be of a higher standard than that their Gallant House development next door. Which is absolutely appalling and in no way corresponds to the plans.
Otherwise a welcome development, which they just need to get on with! 2 years since the initial application (council delay I’m sure) with the flats attracting vandalism on a weekly basis
