Maro secures consent for 313,000 sq ft Knowsley shed
Located south-east of Junction 6 on the M62, Mercury 62 forms part of the wider Halsnead Garden Village masterplan.
Maro Developments has been granted planning permission for a 313,000 sq ft industrial unit on a 22-acre site in Knowsley having first lodged the plans in October 2022.
As part of the project, two new junctions are due to be created onto Cronton Road.
Once complete, the development is expected to deliver an estimated £15.6m GVA annually, according to Maro.
With a decision notice in hand, construction is expected to begin in September.
Chris Stroud, director of development at Maro Developments, said: “Securing planning permission for the scheme is a fantastic milestone and something we’re excited to capitalise on.
“With its prime location and best-in-class specification, Mercury 62 is set to deliver a high-quality logistics space that will benefit both occupiers and the wider community.”
Fletcher Rae designed the scheme, Avison Young advised on planning, and JLL has also provided advice to Maro.
Edward Blood, director at JLL, said: “There are high levels of occupational and investor demand for prime logistics space in the region. Mercury 62 is ideally located to meet that need.
“It combines connectivity with the potential to create jobs and contribute significantly to the local economy. I’m looking forward to continuing our work with Maro Developments, whilst they deliver on their ambitions for the site.”
Mercury 62 is the latest plot to secure planning consent within the 450-acre Halsnead Garden Village. The wider development will deliver around 1,600 new homes, 55 acres of employment land and a new country park.
Tritax Symmetry has approval for 1m sq ft of industrial space at Halsnead. Maro’s scheme would be located next to Tritax’s.
And to think, Everton once considered building a new stadium on that site. The transport assessment would have had to have been a work of genius.
