Mini-Flatiron proposed in Stockport
Altrincham-based developer 21 Living has submitted plans to redevelop a disused furniture shop in the town centre into a six-storey apartment scheme.
21 Living, which recently acquired another Stockport site – Seaton House from One Heritage – is working with Ollier Smurthwaite Architects on plans for a £6m block comprising 33 apartments.
The development, which bears more than a passing resemblance to New York’s famous Flatiron building, came about as a result of an initiative aimed at identifying brownfield sites in urban centres.
Unlocked, a placemaking collective that tries to address the housing crisis by increasing density in urban areas, brings together developers, councils, consultants, and investors to identify sites. The group identified the plot on the corner of Tiviot Dale and Bridge Street as being suitable for redevelopment into housing.
Matt Ollier, director at Ollier Smurthwaite Architects, explained: “The scheme reintroduces the historic urban grain to this part of Stockport and takes design cues from the now demolished Victorian station façade.
“The project sets a new benchmark for quality within this new character area as defined in the recently published character appraisal and urban density study.”
As well as OSA, the project team comprises Paul Butler Associates, Civic Engineers, and Baker Hollingworth Associates.
Luke Powell, managing director, 21 Living, added: “We have a vision for strategic regeneration opportunities in North West towns.
“Our focus is on delivering high-quality modern living that makes a positive impact on the local community. Demand for first-class apartments in Stockport is high, and this scheme will continue the regeneration drive that is gathering pace here.”
The Tiviot Dale scheme is one of three sites in Stockport being redeveloped by 21 Living. Plans for all three sites, totalling £25m GDV, are due to be submitted this month.
Please can all Manchester developers just exclusively use Tim Groom and Ollier Smurthwaite. Much more grown-up architects whose buildings will actually be loved and respected for generations.

OSA should be utilised more in Manchester, they are really considerate with their designs. This is a fantastic looking scheme, something I’d love to see more of in Ancoats. No more Simpson &Haugh and more OSA
