Muller seeks Barnoldswick consent

Outline plans have been filed for 101 homes on the former Fernbank Mill site in the Lancashire town.

The 5.57-acre brownfield parcel, off Fernbank Avenue, will feature play areas and open green space, along with landscaping and biodiversity enhancements.

Barrie Newcombne Associates is working on design with Muller. Focus Transport Planning and landscape architect TEL are also on the professional team, along with Topping Engineers.

Although the exact housing mix would be subject to a future reserved matters application, Muller expects to deliver one- and two-bedroom apartments, along with two- and three-bedroom semi- detached homes. There will be both private and communal gardens.

A policy-compliant level of affordable housing of 5% would be provided which would include shared ownership and social rent, the make-up of which would be negotiated with LPA Pendle Council.

Muller carried out a nine-week consultation from last June, which can still be viewed online.

As reported by Place North West last year, the site was acquired by Hope Technology in 2014, the mill having been demolished some years prior.

Steve Bourne, technical director of Muller Property Group, said: “This is both a sustainable and desirable location for new homes, within walking distance of Barnoldswick town centre and all of its superb amenities.

“We look forward to working with Pendle Borough Council and its consultees to secure a positive outcome for the planning application.”

The project can be viewed on Pendle’s planning portal with the reference 25/0144/OUT

Surely they could have been designed with stone to blend into the townscape. Is there no design guide for Lancashire?
