Former Liverpool HMRC office sold
Mandale Group has leased the 81,000 sq ft Regian House and plans to convert it into apartments under permitted development rights.
Owner Autumn Properties won consent to convert the former HMRC office on James Street into 135 apartments last year.
Mandale aims to complete the conversion in the final quarter of the year.
Andrew Byrne, director at CBRE, acted for Autumn and Jack McCabe, senior consultant at WT Gunson, acted for Mandale.
The building last changed hands in 2015 when Autumn bought it from Delta Properties for just under £8m.
At that time, HMRC’s lease generated £626,500 a year.
However, the 1970s building has been largely empty for the last couple of years after HMRC vacated Regian House as part of its consolidation of its Liverpool operations into the 270,000 sq ft India Buildings.
As well as Regian House, HMRC will be vacating Graeme House, Imperial Court and The Triad in Bootle.
The refurbishment of the India Buildings into an HMRC hub completed last year and the first of a planned 3,500 staff have started to move in.
All for the re-population of the city centre but equally as enthusiastic for new ,high quality office space to be provided at Pall Mall, and on the waterfront
