Fortis’ 900-home Salford Quays cluster advances

Two towers comprising 562 apartments are due for completion by April, while demolition to pave the way for the construction of another pair of residential buildings is imminent.

The four blocks that make up Fortis Group’s Fortis Quay development are called Northill, Amplify, Mariners Quay and Victoria Quay. In total they will provide almost 900 homes. 

Northill

Construction of Northill, the tallest element of the wider Fortis Quay scheme, began in 2018. 

Amplify

Offering a mix of one-, two- and three-bedroom apartments, Amplify is being delivered in partnership with Latimer, the private sales arm of Clarion Housing Group. In total, 172 homes will be available for private sale and 100 homes for shared ownership sale. 

Contractor Beaumont Morgan is delivering both Amplify and Northill. 

Mariners Quay

Mariners Quay and its neighbour Victoria Quay are to be constructed on the site of two former Bruntwood office blocks, Furness House and Custom House. 

Fortis Group had originally planned to repurpose the existing buildings, converting them into apartments. 

However, having stripped the former offices back to their concrete cores, Fortis rowed back on that plan amid viability concerns and instead opted to demolish the existing buildings. 

Salford City Council approved the change of tact in March this year and demolition work to clear the site for the new-build blocks is imminent, Place North West understands. 

Aspen Woolf, a property investment firm, has launched Mariners Quay and would-be residents can now reserve apartments within the building. 

“Mariners Wharf offers one of the last true Quayside opportunities in Salford,” said Russell Midgley, director at Aspen Woolf. 

“Property at this growing iconic Manchester location is becoming harder to find. Greater Manchester has become one of the hottest property markets in the UK, experiencing a 47.6% increase in price value over the last five years alone.”

  • Due for completion in 2024 

Victoria Quay will also be constructed on the site of the former Bruntwood offices, which are due to be demolished soon, according to Aspen Wolf.
