PLANNING | Patagonia Place set for go-ahead
The plans by Peel L&P and Your Housing Group for a 31-storey tower in Liverpool Waters head the city’s next planning agenda with a recommendation for approval.
The project, which was scheduled to go before committee last month before being withdrawn, will go before committee along with two further schemes of scale also recommended for approval: the third iteration of a residential scheme in Everton and plans for a community cluster building at Alder Hey. The committee meets on 7 October.

Scheme: SEP Construction Services is looking for consent to develop 300 apartments on the Fox Street/St Anne’s Street site in Everton.
Pointfield Developments won permission for a scheme of 313 apartments in 2016 at the two-acre former industrial site, a consent that Citipads had extended to 325 in 2018.
As with both of these proposals, SEP proposes a scheme varying in height between five and eight storeys across three blocks, and again approval is recommended although officers note “this current proposal represents a regression in design quality from the previous approved scheme” with alterations including removal or simplification of detailed articulation to the elevations and selective setbacks to upper floors.
TPS’s covering letter states that “the site represents a major opportunity to deliver comprehensive housing development that will anchor a prominent gateway site leading into the Project Jennifer regeneration corridor”.
The proposal is for 21 studios, 143 one-bedroom apartments and 136 two-bedroom apartments.

Scheme: Fresh plans for Patagonia Place, at Plot A06, William Jessop Way, were submitted in May and were due to be heard in early September, before being withdrawn.
The tower is to be owned and operated by YHG, under an arrangement with Peel. Vermont is lined up to build the scheme, with FCH replacing Brock Carmichael since the project’s instigation. Patagonia Place forms part of a trio of Liverpool Waters towers, with Moda’s The Lexington, which topped out in August, and Peel/Regenda’s Plaza 1821 already on site.
Community cluster and Dewi Jones Building, Alder Hey

The proposal is for two separate buildings on vacant land within the Alder Hey Children’s Hospital site, which will include four outpatient departments, a community police hub, new Trust offices and inpatient residential facilities for young people, within the Dewi Jones building.
The project will bring together clinical and operational support services that are scattered through the hospital, with the outpatient services concerned being child and adolescent mental health services, neuro assessment, orthotics and psychology. Cullinan Studio won a RIBA design competition for its proposals.
Let’s see what English Heritage and the Luverpool haters have to say about Liverpool Waters getting a measly 31 floor tower. It will be scaled down by at least six floors.!That’s if work does commence of course.

MrMcD knows little about property economics. Rarely will a Housing Association (or whatever they are called now) put its name to a venture, and own it, that wont get off the ground. It also means the funds are already in place to build.
