Peel recruits development partners for 1,000+ homes in Wigan
Kellen Homes, Great Places Housing Group, and Sigma Capital Group will work together with Peel Land to deliver the Mosley Common masterplan, which includes a series of distinctive neighbourhoods, three parks, and a transport hub in Tyldesley.
Outline planning permission for the 1,044-home Mosley Common was granted to Peel Land in January. Each of the three development partners will now set about acquiring different parts of the 156-acre site directly to deliver a mixture of market and affordable homes. The goal is for construction to begin on site next year.
Each of the partners has its own specialty. Kellen Homes is a housebuilder owned by Renaker-founder Daren Whitaker. One of its most recent schemes is the remediation of Mellands Playing Fields in Gorton to enable the building of an 11,000 sq ft youth centre and 303 homes.
Kellen Homes also happens to be the link between the other two companies.
The housebuilder has partnered up with housing association Great Places on several occasions, including the delivery of 777 homes in Newton Heath and 200 homes in Stockport.
Build-to-rent developer Sigma Capital is also familiar with Kellen Homes, having forward-funded the housebuilder’s project to build 272 homes on the former Olympic Freight depot in Manchester as well was Kellen Homes’ 211-home York Street project in Bury. Earlier this year, Kellen Homes also delivered part of Sigma’s 168-home Albion Place, a project off Seaford Road in Salford.
Peel Land managing director Stephen Wild said that together, the group was “excited to get started” on Mosley Common.
Regarding the three development partners, Wild said: “Their expertise and commitment to delivering high-quality, sustainable communities make them the ideal choice to bring this significant project to life, as we accelerate delivery for much-needed housing and lasting benefits to Wigan.”
Kellen Homes chief executive Ian Kelly made a series of promises about the project.
“The development will set a benchmark for quality and sustainability, providing necessary homes and creating a vibrant, inclusive community for Wigan,” he said.
Meanwhile, Great Places executive director of growth Helen Spencer said: “This scheme will make a real difference to the local community, providing sustainable housing and better access to green spaces and essential amenities.”
Mosley Common’s masterplan was designed by JTP, with Turley as the planning consultant. The project team for the outline masterplanning application included WSP, BMD, TEP, and TTHC. You can learn more about the project by searching A/23/95155/OUTMES on Wigan Council’s planning portal.
Northstone had originally been attached to deliver the first phase of the project, having secured full planning permission in January. However, the housebuilder stepped back to enable Peel Land to pursue a different delivery approach – one where the whole site could be sold quickly, rather than delivered in phased increments. While no longer involved in Mosley Common, Northstone is still pursuing other sites and projects.
