Approval expected for hotel near Everton stadium
Plans for an 80-room hotel by the Bramley-Moore Dock Stadium site off Fulton Street in Liverpool will go to committee next week.
A decision will be made by Liverpool City Council’s planning committee on 22 October.
Atelier 2 Architecture is both the agent and the designer of the proposals for the site. Rohan Hughes is the applicant.

The project includes the conversion of the grade two-listed 15-17 Fulton Street mill and the erection of a five-storey building facing south off the A5054.
Floors one to three of the mill conversion, and floors one to five of the block would be reserved for hotel rooms, with floorspace provided for ancillary servicing.
There would be 32 bedrooms within the converted mill and 48 bedrooms in the new-build element.
The legal agreement requires the applicant to contribute a payment of £25,000 for a car parking survey and £25,000 for an active travel survey.
A spa with treatment rooms and a pool would be installed in the building’s basement.
Ground floor plans include a bar, restaurant space, and associated back and front-of-house facilities.
Seven car parking spaces will be provided for guests.
The hotel will provide accommodation for the under-construction Bramley Moore Dock Stadium, which is expected to host Everton FC’s games by August 2025.
The project team includes ERAP, West Coast Geomatics, and AMNI Transportation.

This proposed development looks really great and I suspect will be one of many from businesses that want to be able to both service and be close by what is looking like one amazing stadium on Liverpool’s waterfront. This could just be part of the ripple effect with the pebble going into the water being Everton’s stadium.

I just hope it passes through the Bermuda Triangle of Liverpool’s planning department apparently they still have a large back up and some applications seem to have disappeared without trace?

Once again a very underwhelming planning agenda of which this hotel is the highlight, but there is very little coming through in terms of really game changing applications. Some of the better schemes are still finding their way through Liverpool’s planning maize and we wonder if they’ll ever come out the other end. For example the TJ Morris scheme in the Fabric District, the Davos/TJ Morris scheme at 118-126 Duke St, Packaged Living Towers off Old Hall St, Carpenter Development Kings Dock St, 68k Finance’s 14 storey block at Gascoyne St.
All these have been dragging on for the best part of a year so what are Liverpool’s planners up to, we only have 8 active cranes up in the city centre and it’s just not good enough.

Great to see new development near Bramley Moore! Would suggest using darker brick to tie in with the mill conversion though, and the area is crying out for quality parking options. Perhaps a multi-story away from the waterfront.

To those concerned about parking, School Lane Hotel in town has 55 rooms and no parking spaces, but people get by.
As regards the brickwork, why can’t it be a different colour to the mill, there’s too much of this “everything has got to match it’s surroundings”, imagine if all flowers were the same colour, or we all wore the same colour clothes it would be boring.

The new build looks a bit underwhelming. But having Googled it the warehouse is impressive and to have this redeveloped has to be applauded. It’s just a small section in a large area that needs developing. Have to give it a thumbs up.

Of course Liverpool City Council has to put a dampener on things by bringing in parking restrictions that will only allow free parking outside of a zone that is a 30 minute walk from the stadium I believe.
Where does that leave those who need disabled access or who reside in the area.

More hotels down in this area will not only benefit Everton fans but Liverpool supporters too. I think there is an opportunity here for a big hotel, in addition would like to see some residential on this part of the dock road which could lead to the revival of some lovely old pubs down that end.
