Plans lodged for 179 Trafford homes

Developer Prospect Homes’s application would see a 14-acre site off Dobbinett’s Lane to the east of Hale, transformed into a residential development.

The proposal drawn up by Frost Planning seeks permission to build 179 homes varying in style from detached, semi-detached, mews, and cottage flats.

Provisional plans suggest 98 of the homes would be put on the open market, while 81 would be reserved as affordable.

The housing offer is a proposal and outcomes will be contingent on viability. The projected net density is around 17 units/ acre.

Affordable homes would be split with 37.5% at social rent, 37.5% for intermediate rent, and 25% would be reserved as first homes.

Landscape designer Golby & Luck would install extensive green infrastructure over the 3.2 acres earmarked for landscaping.

There would be parking space provided for 370 cars.

Others on the project team are Coopers, Pea Green, Miller Goodall, Biora, and FES.

The adjacent land at Timperley Wedge has been identified by Trafford Council and the Greater Manchester Spatial Framework for the provision of approximately 2,500 homes.

Michael Orgill, managing director at Prospect Homes, said: “Prospect and our agents are part of a consortium working with Royal London and Trafford Council to bring a masterplan for the Timperley Wedge allocation forward following its adoption in the Places For Everyone Plan.

“Land at Dobbinetts Lane has been identified as the first phase of residential development to come forward in the masterplan and we’ve submitted a full planning application seeking approval to provide 179 much-needed new homes, after agreeing the purchase of 14.3 acre site with the current landowners.

“Subject to planning, we will deliver a mix of private and affordable tenure homes to cater for local housing needs, adopting a contemporary design, set within a high-quality landscaped design with an on-site play area whilst enhancing the existing landscaped setting.”

That site is very definitely not in Hale.

    Hi thanks for commenting, according to official documents the site although not in Hale town centre, is addressed to Hale.
