Practical completion for first Trafford Waters homes

Contractor Rowlinson and health provider Montpelier Estates’ 85-bed care home has reached practical completion at the canal-side Peel Waters development.

Tanglewood will operate the elderly living facility, which features a library, an on-site hair salon, a cinema, a public-facing bistro café, and private gardens, and focuses on social, supportive living.

Work began on the first round of homes at the TraffordCity site in September 2023.

Nearby, L&Q’s under-construction affordable development, designed by Arcadis, and X1 Developments’ soon-to-start residential scheme, designed by Leach Rhodes Walker, form part of the 376 residential properties to be built at the £1bn Trafford Waters in Dumplington.

Peel Water’s wider Trafford Waters project focuses on 55 acres between the Trafford Centre and Manchester Ship Canal. Overall, the scheme could create 3,000 homes, more than 100,000 sq ft of amenity space, and 850,000 sq ft of offices.

Since Peel Waters received outline planning permission for the district that sits off the Manchester Ship Canal, the developer has completed the £8m phase one infrastructure work, providing access via Trafford Way, and includes active travel routes.

James Whittaker, managing director of Peel Waters, said the achievement was a “major construction milestone”, adding his excitement at welcoming Trafford Waters’ first residents.

He said: “This is both a major construction milestone and a significant achievement for the delivery of this new residential district and community we’re creating within TraffordCity.

“Our aspiration for Trafford Waters is to create a neighbourhood for everyone. By working with our partners and carefully masterplanning the area for the long term, we will be able to deliver an inclusive offering of different housing options from elderly to affordable, built-to-rent, homes for sale, and more.”

David Chilton, managing director of Rowlinson, added: “Demand is far outstripping supply in terms of high-quality later living solutions, so we’re thrilled to have built this first residential scheme at the Trafford Waters development, which is directly helping to increase choice.

“The mix of accommodation and services, together with the range of housing options coming forward in the future, will deliver huge benefits for older people living here, their families, and the wider community.”
