Progress for 150-home phase of £155m Mosley Common

Kellen Homes, in partnership with Great Places Housing Group, has had a reserved matters application for the construction of the second phase of the Mosley Common development recommended for approval by Wigan Council.

All the properties built across the 52-acre agricultural site off Wellington Drive would be affordable with 119 social rent units and 31 shared ownership units.

Across the 150 homes, a mixture of tenure-blind, semi-detached and mews properties is proposed. On offer would be 46 two-, 90 three-, and 14 four-bed houses.

Plans detail 4.5 acres of public green space, in the form of a tree-lined avenue along the site’s south boundary complete with a waterside pocket park. Both phases of the development would be connected via a linear park cutting from north to south across the site.

Along the site’s north boundary, a parkland would connect to potential future development sites to the east.

In December last year, Kellen Homes, Great Places Housing Group, and Sigma Capital Group agreed to work together with Peel Land to deliver the £155m Mosley Common masterplan, which includes a series of distinctive neighbourhoods, three parks, and a transport hub in Tyldesley.

Last year a hybrid planning application for the residential development of the wider site for up to 800 homes was approved by Wigan Council. The application included detailed approval for phase one off Mort Lane to the north of the second phase site.

The project team includes planning consultant Turley, JTP, TTHC, and TEP.

Planning permission is subject to a Section 106 agreement requiring a £900,000 contribution towards junction improvement works off the A580.

Around £4.5m will be given to St John’s Primary School to aid with its expansion, while £2.4m will go towards the development of secondary school places in Tyldesley, Leigh, and Atherton.
