Rockspring begins £1m Chancery upgrade

Work has started on the £1m refurbishment of The Chancery, a grade two-listed office in Spring Gardens bought by property investment company Rockspring earlier this year for £16m.

Knight Frank advised Rockspring on the acquisition of the 50,000 sq ft Manchester building, and its project and building consultancy team is overseeing the work to bring The Chancery up to Grade A specification.

The 22-week build programme is being carried out by contractor Dragonfly and works include a transformation of the reception and upgrade of the main entrance, refurbishment of all lift lobbies and the main stairwell, and improvements to the heating, cooling and ventilation system.

The interior design is by Fletcher Crane.

Knight Frank’s commercial team has been retained to let the office, which has 19,500 sq ft available.

David Porter, head of office at Knight Frank, said: “Taking an important building like The Chancery through all three stages – acquisition, redevelopment and marketing demonstrates the depth of skills in the office with our teams working closely together for the benefit of the client and existing tenants.”
