St Helens to hear 54 home pitch
Breck Homes, in a joint venture with Northern Trust, has submitted plans to redevelop a four-acre site off Fleet Lane into an all-affordable residential scheme.
Planning consultant De Pol Associates submitted plans for a range of one- to four-bedroom houses and maisonettes to St Helens Council on the applicants’ behalf.
Two-storey buildings hosting four one-bed, 28 two-bed, 18 three-bed, and four four-bed homes have been proposed.
Each house would have a private garden and parking, apart from the maisonettes, which would have a shared private amenity space and shared car parking. 5% of the homes will be designed for wheelchair users.
Work will require the demolition of an existing bungalow which sits where the site’s access will be created.
In total, 0.9 acres of public open space have been proposed to run along the entire eastern and southern boundaries of the site, to be split by a play area in the south east corner.

Northern Trust acted as the land promoter and worked with Breck, which will lead construction should permission be granted.
Andy Garnett, managing director, Breck Homes, stressed the local need for more affordable homes, adding that to meet demand, there must be “a range of different approaches to development”, as well as “like-minded organisations working together in creative ways”.
He continued: “This application aims to bring forward a sustainable, forward-thinking development, and we’re looking forward to working with the relevant parties to progress it.”

Breck Homes is overseeing various North West projects, including the building of 102 affordable homes in Preston, and has proposed plans to convert a two-acre site in Salford – which previously hosted the Red Lion pub – into a further 49 homes.
The project team includes Trevor Bridge Associates, LDE, UES, IGE Consulting, Enviro Solution, Prime Transport Planning, Rachel Hacking Ecology, and Urban Green.
