Stockport recommends approval for 76 Green Belt homes
A partnership between WTGB and the Wythenshawe Community Housing Group would build the development on four acres of Green Belt off Wilmslow Road in Heald Green.
Eden Planning and Development submitted the application to Stockport Council in April 2024. The scheme would comprise 44 two-storey houses and two blocks with 33 apartments.
Although the site is Green Belt, the committee report observes that the site contains “urban influences” and that proposals would not “undermine the overall purpose of the Green Belt”.
The proposal states that 66 of the homes would be affordable, with the remaining 10 for market sale.
Flats on the upper floors of the apartment blocks would have small balconies, along with more than half an acre of outdoor amenity space, including a children’s play area.
Firms providing advice to the applicant include STL Consulting, Element Sustainability, and Enviro Solution.

With the recent adoption of the Stockport Town Centre Residential Design Guide, the partnership must abide by its principles of “sensitive and sustainable high-density development” throughout the design process.
Approved by Stockport Council’s cabinet in November last year, the guide “ensures that new developments are not only of the highest quality but also create sustainable, vibrant communities”, according to Cllr Mark Hunter, Leader of Stockport Council.
The design guide was prepared by Planit and 5Plus Architects.
