Third version of Trafford’s Tamworth estate regen emerges
Homes for Trafford, a JV between the council and L&Q, is progressing plans for 147 homes on a site off Bold Street previously occupied by three high-rise apartment blocks and the Seahawk pub.
The latest application submitted to Trafford Council is the third iteration of the project in as many years.
In 2021 plans for 174 homes were proposed and in 2022 the vision was scaled back to 161 homes.
Since then, the development has undergone a rethink with two apartment blocks removed from the scheme and replaced with family housing. Other changes include additional external amenities and pedestrianised connected green spaces.
The housing will see one-bedroom apartments and two-, three-, and four-bedroom houses delivered. Half of the homes will be available on affordable tenures with 16 for social rent and 57 intermediate homes.
The other 50% of the homes will be available on the open market.
Subject to planning approval, work could begin early next year.
Cllr James Wright, Trafford Council’s executive member for housing and advice, said: “Trafford Council is totally committed to building more new and affordable homes across the borough.
“This particular proposal includes plans for 73 affordable properties, a much-needed boost to assist us with the housing crisis in Trafford.”

“At L&Q we believe that partnership work is critical. Together with the Council, we have identified a dire need for more affordable homes in the area and we are committed to working together to deliver this important scheme.”
Levitt Bernstein is the scheme’s architect and Euan Kellie Property Solutions is advising on planning.
Civic Engineers, Wilkinson Cowan Partnership, and Lucion are also advising Homes for Trafford.
