TLT first to agree terms at ECF’s £36m Eden 

The law firm has signed a 15-year lease to take the top two floors at English Cities Fund’s distinctive 115,000 sq ft Salford office. 

TLT will relocate to its new 20,000 sq ft office from Spinningfields, becoming the first company to sign a lease at Eden, billed as one of the most sustainable buildings in the region. 

Once the £36m build programme completes, Eden will have the capability to run on 100% renewable electricity and has been designed using the UK Green Building Council’s 2035 – 2050 standards. 

Eden’s 43,000 sq ft living façade has been designed to remove air pollutants, reduce urban temperatures offering thermal benefits to occupiers, and delivering a 174% net gain in the biodiversity of the area, according to ECF. 

Designed by Make Architects, the 12-storey New Bailey building is also targeting a BREEAM ‘outstanding’ rating, a 5.5 NABERS certificate, and is one of a small number of LETI pioneer projects. 

Eden’s green credentials played a large part in securing TLT, according to ECF director Phil Mayall.

Construction of English Cities Fund’s Eden is well underway and due to complete in May. 

Mayall added: “As a business, we’re committed to building a brighter and kinder future for the next generation, and we can’t wait to welcome TLT to Eden when it completes. 

“This place-changing building has been designed to push the envelope in terms of sustainable regeneration and highlight what can be achieved when like-minded partners work together to deliver something truly special for the benefit of everyone.”

Retained letting agents on the building are JLL, Cushman and Wakefield and OBI.  Chris Mulcahy at JLL acted on behalf of TLT in the acquisition.

To be one of the greenest buildings in the UK, but I imagine they didn’t account for the 3 year lane closure on Trinity Way to allow for it to built which has created further congestion on the whole western and southern parts of the city centre increasing pollution.

Anonymous, please do suggest how to construct buildings in an urban area without road closures… we’re all ears! Eden is a fantastic example of where office design is going and it’s leading the market. Great letting for Muse and well done on delivering the building!
