Trebor and Hillwood’s 335,000 sq ft Cheshire shed to be ready next year

The distribution unit, Crewe 335, is scheduled to be available for occupation in April, with a main contractor appointed for the development.

A Trebor and Hillwood JV, the shed will be located on Weston Road less than a mile from the A500 and close to Junction 16 of the M6, at the heart of Crewe’s established commercial area.

Glencar has been appointed as the contractor to carry out work on what has been designed to be a contemporary industrial and logistics space to meet the practical demands of prospective tenants.

The building will have an eaves height of 15m, offices, dock-level access loading bays, an extensive outdoor yard area, and car parking.

It is to be built to an enhanced specification including several sustainable initiatives and targeting the attainment of a BREEAM Excellent certification.

The site was formally known as the Old Tea Factory where Bargain Booze had most recently been in occupation.

Marketing of the scheme has already started and the shed is expected to be available for occupation in April next year.

Greg Dalton, development director at Trebor said: “We’re delighted to have reached the next key milestone on this development having recently completed the demolition works.

“Since acquiring the site last autumn the team has worked hard to ensure we start the main build works as soon as possible, we’re very pleased to say we can now offer occupation from next April.”

Knight Frank and Avison Young are retained as joint letting agents acting on behalf of Trebor and Hillwood.

The project received a boost earlier this year with privately held investment firm Cain International delivering a £33m loan to Hillwood’s EU Industrial Club IV for the joint venture.

Macfarlanes acted for Hillwood and Addleshaw Goddard represented Cain International in that deal.
