Work starts on Colne industrial park

Developer Pendle Projects is transforming the former Spring Gardens Mill site into 72,700 sq ft of warehouses.

MSM Construction is the main contractor for the Spring Gardens Business Park project, which sits on a five-acre site bounded by Colne Water. Located off Spring Gardens Road just outside Colne town centre, the site used to contain a cotton mill that was demolished in 2013.

Planning permission for the 14,000 sq ft first phase of Pendle Projects’ scheme was secured in 2021. The second and final phase was approved in November 2022. Construction has begun, with the first units set to be ready for occupation by the end of the summer.

Designed by Campbell Driver Partnership Architects, the Spring Gardens Business Park will offer occupiers warehouses as small as 2,150 sq ft and as large as 16,800 sq ft. The units are available on a freehold or leasehold basis and are being marketed by Trevor Dawson.

The industrial park will sit near the M65 and A6068. The project will be accessed from Spring Gardens Road. There are 91 parking spaces included in the approved planning applications.

In a press release, Pendle Projects founder Mark Taylforth said: “This is a prestigious new development for Colne and the wider Pendle area and I am confident that demand for the site will prove popular as construction commences.

“It is pleasing to see the initial interest in the site with terms already agreed on a couple of the units within the development”.

Michael Cavannah, director at Trevor Dawson, echoed Taylforth’s remarks.

“It is great to see this scheme coming forward in Colne,” Cavannagh said.

“Despite the economic uncertainty demand for industrial premises remains strong and given the location and quality of scheme we are confident that there will be a high level of interest as the scheme progresses”.

The project team for the Spring Gardens Business Park planning applications included Bowland Ecology, PWA Geo-Environmental, David Goodger & Associates, and Topping Engineers.

The reference number with Pendle Council for the first phase of the project is 19/0917/FUL. The reference number for the second phase is 22/0222/FUL.
