Work starts on speculative Huyton sheds offering 185,500 sq ft

Davos Property Developments is pushing on with the first phase of its Sovereign Industrial Park project off Wilson Road.

Contractors Barnfield Construction are on site to develop nine units which will offer a total of 185,535 sq ft to be available from early next year on a leasehold basis.

The sheds mix features a 78,670 sq ft unit, six smaller units ranging from 7,600 to 7,700 sq ft, and a couple of fresh builds in the form of a 33,325 sq ft and 25,200 sq ft warehouse.

Plans have also been lodged with Knowsley Council for phase two which covers 210,850 sq ft across two units measuring 145,250 sq ft and 65,600 sq ft.

Subject to planning approval work on this stage of the development could begin as early as September.

Quod, Walker Sime, AEW Architects, Rappor, Adept, Encon Associates, Amenity Tree, Fairhurst, Tetra Tech, Envision, and Fusion 21 are on the project team.

Those plans can be viewed by searching for reference number 23/02782/FUL on Knowsley Council’s planning portal.

Located close to the M62 and M57 interchange, the 28-acre site was acquired by Davos two years ago from Network Space.

Once all phases are completed the redevelopment will provide just shy of 400,000 sq ft of industrial and logistics warehouses across the site, which was formerly home to the Halewood Drinks Factory.

The development is expected to achieve a BREEAM Very Good rating with an EPA rating of A targeted for all units.

Jon Thorne, partner at B8RE, sole agents for the scheme, said: “This extensive development work will include a comprehensive refurbishment/re-modelling of all existing buildings together with the addition of two new build units to provide a highly specified scheme which will meet the current occupier demand in this area of Merseyside.”

The Sovereign Industrial Zone has Freeport Status and is also part of the Liverpool City Region’s Life Sciences Investment Zone.

Really positive news for that area of Huyton, as stated very close to the M57 and M62, plus Liverpool Airport is along the Knowsley Expressway,which itself then provides access to the Mersey Gateway bridge. There is further land available next to the new Aldi , plus some other well known food outlets, so all in all things looking up.
